Airbnb Simplified Pricing in Costa Rica: 2026 Deadlines and What Hosts Need to Know

If you own or manage an Airbnb in Costa Rica, Airbnb is changing how its service fees are collected.

The important update is that not every host necessarily has the same transition date.

Airbnb's current guidance shows a September 15, 2026 deadline for hosts outside the European Economic Area, while a separate Airbnb announcement gives October 13, 2026 for certain hosts using property-management or channel-management software who have not yet switched.

For Costa Rican hosts, the safest approach is to understand which transition applies to your account and review your pricing before your applicable deadline.

What is changing?

Airbnb has traditionally used a split-fee model for many reservations.

Under that structure, most hosts paid a service fee—commonly 3%—while guests paid a separate service fee on top of the host's price.

Airbnb is transitioning affected hosts to a single service fee, where the Airbnb fee is deducted entirely from the host's payout.

Airbnb says most hosts under the single-fee structure pay 15.5%, although exceptions can apply. Its Help Center notes that remaining hosts may typically pay between 14% and 16%, while listings in Brazil and Mexico use a different rate.

A simple example

Airbnb provides the following general example.

Under the previous model:

You set the price → $100

Guest sees approximately → $115

Host earns approximately → $97

Under the single-fee model, Airbnb illustrates adjusting the listed price to $115:

Guest sees → $115

Airbnb deducts the single service fee

Host earns approximately → $97

If instead the host leaves the price at $100 after moving to the 15.5% single fee, Airbnb's example shows the host earning $84.50, while the guest sees $100.

These are Airbnb's examples only. Actual results can differ depending on fees, taxes and the circumstances of the listing.

Which deadline applies to Costa Rican hosts?

This is where the updated guidance requires some clarification.

September 15, 2026

Airbnb's main transition page says:

September 15, 2026 is the deadline to adjust prices for hosts who live outside the European Economic Area.

Costa Rica is outside the EEA, so this remains the relevant date under Airbnb's general transition guidance. Airbnb's page was last updated August 24, 2026.

October 13, 2026

Airbnb also has separate guidance for hosts using property-management or channel-management software.

That page states that hosts using property-management software who are not yet on the single service fee will switch on October 13, 2026. Airbnb advises those hosts to make the related pricing changes through their property-management software on that date.

Therefore, Costa Rican hosts should not assume that October 13 automatically applies to every listing.

If you use a property-management system or channel manager, review Airbnb's notice for your account and the instructions from your software provider.

What should hosts do now?

Before making pricing changes, review your specific Airbnb setup.

Check Airbnb for any notice showing your transition date.
Determine whether you manage pricing directly through Airbnb or through property-management/channel-management software.
Review your current nightly rates.
Review cleaning, pet and other guest charges.
Calculate what your payout would look like under the single-fee structure.
Decide whether your objective is to preserve your previous payout, maintain a similar guest-facing price, or achieve another pricing goal.
Review discounts and promotions as well as standard nightly prices.
Test several typical reservations rather than relying on one example.
Keep records of the changes so you can compare your results afterward.

Airbnb also states that the single service fee applies only to reservations made after the listing switches to the single-fee structure.

Why this matters for profitability

This change is not simply about how Airbnb displays its service fee.

It changes how the cost is reflected in the host's payout.

A host who moves to the single-fee model without reviewing prices may receive less from new reservations. On the other hand, increasing prices without considering the guest's total cost, competitive listings and other charges could also affect the property's pricing position.

For Airbnb owners in Costa Rica, this makes the transition a useful time to review not only nightly rates but also the property's overall revenue and profitability.

The bottom line

Airbnb's current guidance shows two important dates, depending on the host's circumstances:

September 15, 2026: Airbnb's general deadline for hosts outside the European Economic Area.

October 13, 2026: the transition date identified by Airbnb for certain hosts using property-management or channel-management software who have not yet switched.
